FAQS // We’re often asked by clients – what’s the difference between a prime cost and a provisional sum? 🤔 For those not familiar with industry jargon, these are elusive terms. Today, we wanted to share our expertise and delve into this common question… ⠀

𝑷𝒓𝒊𝒎𝒆 𝒄𝒐𝒔𝒕𝒔 and 𝒑𝒓𝒐𝒗𝒊𝒔𝒊𝒐𝒏𝒂𝒍 𝒔𝒖𝒎𝒔 are used in building quotes and contracts. When trying to make these documents as accurate as possible, you will generally need to define what exactly you want to be included - down to the smallest details, such as what light bulbs you're going to use.⠀

However, this isn't always possible at the early stage of a build and so prime costs and provisional sums are used in place of specific costs 📑⠀
⠀
A prime cost is an allowance made for the supply and delivery of an item, such as tapware, shower fittings or lighting, that has not been selected at the time a contract is signed or for which the builder wasn’t able to provide a fixed price on entering the contract. ⠀
⠀
A provisional sum is an allowance made in a contract for particular work which could not be finalised before signing a contract and includes the total cost of the supply and installation. For example, joinery, landscaping, air conditioning or rock removal.⠀

FAQS // The building process can be confusing and overwhelming at times. For us, terms like "bill of quantity" and "builder's quote" are familiar, but we know that's not the case for everyone.⠀

Today, we're going to clear that up 🙌 So what is the difference between a bill of quanity, provided by a quanitity surveyor, and a quote, provided by a builder?⠀
⠀
For a custom build project over $800K, it is normal practice to engage the services of a quantity surveyor to create a bill of quantities early in the design process. The main purpose of a bill of quantities is to itemise and define a project so that all tenderers are preparing their price and submission on the same information.⠀
⠀
Unfortunately, it's not uncommon to find that builder's quote differs to a bill of quantities. This can be due to:⠀
⠀
➖ The builder’s capacity and workload in their pipeline⠀
➖ Quality of trades that the builder employ⠀
➖ General market conditions⠀
➖ Builder’s assessment of project risk⠀
⠀
Each builder will have a different assessment of a project's risk and apply a different methodology to run the project. And the answer is simple - there is no set rate for a custom build. That’s because no two projects are ever the same, no site conditions are the same, and no clients are the same.⠀
⠀
A square metre rate 𝘤𝘢𝘯 be useful at the start of a project when formulating a starting budget. If the client has $X budget, then the size of the building is approximately that divided by the rate. However, this rate needs to be verified by the builder by doing a proper quote and more often than not, the rate applied at the beginning of the design process is different to the final cost.⠀
⠀
A comprehensive quote is achieved when a builder fully understands the plans, scope of work, site conditions, and time constraints. Like building Lego pieces, each component is priced accordingly before being assembled to produce the final figure. ⠀
